ADU managed by Asset Locale
ADU Management

Your ADU is its own home. We manage it that way.

Accessory dwelling units in Silicon Valley have their own rules, their own demand, and their own quirks. We handle them with the same systems we run on full single-family homes, scaled to the unit.

Three Outcomes

An ADU is just a small single-family home with stricter rules.

We treat ADUs the way Laura treats her own — same screening, same care, same response times. Compliance handled.

01 · Quiet

One report a month, ADU and main home together.

If you live in the main house, we handle the ADU as a separate tenancy with its own statement. If you don't, both run together.

02 · Compliance

City rules followed by default.

Silicon Valley cities have specific ADU rules — minimum stay length, occupancy, rental restrictions, owner-occupancy requirements. We track them. You don't have to.

03 · Yield

Premium rate for a small footprint.

ADUs in the Bay Area earn premium per-square-foot rates. We get them tenanted fast and keep them tenanted, with the same 45-day lease promise as our main-home service.

Inside Full Service

What's included for ADUs.

The same operating system as our main-home service, with three additions that ADUs specifically need.

  • Everything in Long-Term Single Family. Listing, screening, lease, weekly reports, in-house maintenance, annual property inspections.
  • City ADU compliance tracking. Owner-occupancy declarations, minimum-stay rules, rental restrictions tracked per city — Campbell, San Jose, Cupertino, Palo Alto, Los Gatos, etc.
  • Boundary management with main-home tenants. If both are rented, we coordinate parking, shared utility allocations, and noise/access expectations between tenants.
  • Right-sized listing. ADUs photograph differently than main homes. We frame them as their own thing — not "main house plus."
  • Furnished or unfurnished. ADUs work great as furnished extended stay. We'll model both rates.
Who This Is For

ADU owners we work best with.

Bay Area ADUs work in a few common configurations. We're set up for all of them — with one exception.

Right Fit

  • Owner lives in main home, rents ADU
  • Owner rents both ADU and main home
  • Owner-occupied ADU, main home rented (less common)
  • Furnished extended-stay ADU
  • Long-term unfurnished ADU
  • New construction ADUs (we'll set up the listing from scratch)

Probably Not

  • Short-term nightly rental ADUs in cities that prohibit them
  • Unpermitted ADUs (legal risk we won't take on)
  • ADUs with unresolved code or safety issues

Owner Story · ADU That Became Long-Term

Started with one ADU. Now they're a portfolio.

Maneesh and Nupur came in through Airbnb co-hosting. They wanted to short-term their ADU but the city said no. We pitched long-term, leased it fast, and they kept buying. Now they own multiple properties across Campbell and Morgan Hill.

Common Questions

ADU owners ask us most often.

Can I rent my ADU as an Airbnb?

Depends on the city. Most Silicon Valley jurisdictions prohibit nightly rentals in ADUs (and many prohibit short-term in main homes too). We track the rules for your specific city and tell you what's actually allowed. In most cases, the right answer is furnished extended stay — 30+ day minimum stays, vetted tenants, strong rates.

I live in the main house. How do you handle that?

Common setup. We treat the ADU as a separate tenancy with its own lease, its own statement, and its own communication channel with the tenant. We coordinate access (parking, shared paths, etc.) but the tenant talks to us, not to you. Most owners say they barely notice the ADU has a tenant.

My ADU was unpermitted. Can you manage it?

Honestly, no. The legal exposure and the insurance gap are too high. We'll happily refer you to attorneys and contractors who can help you get it permitted — once that's done, we're in.

Risk Reversal
45days

If we can't lease your ADU in forty-five days, we release you from the contract.

The same lease promise applies to ADUs. When a tenant gives standard notice, we have 45 days to place a new one. If we can't get a qualified tenant and a signed lease in that window, you can walk, fully released from the contract.
