Your Silicon Valley "Airbnbs" might work better as three-month corporate housing.
Eighty percent of what we manage on the short-term side is furnished extended stay. Tenants stay 3 months or longer. Less turnover. Fewer headaches. Higher net at the end of the year.
Built for owners who want STR economics without the STR headaches.
Furnished corporate housing is a quieter version of vacation rental. Same premium rates. Far fewer guest cycles. Tenant profile that protects the property.
Premium nightly rate, monthly stays.
You earn close to short-term rates without nightly turnover. The math works because you skip the cleaning fees, the guest churn, and the constant calendar management.
Vetted relocations and execs.
Three-month tenants are typically corporate relocations, traveling medical professionals, academics on sabbatical, or executives between homes. They sign agreements. They treat the property well.
Four turnovers a year, not forty.
One turnover per quarter instead of one per week. Less wear on the home. Less coordination. The system you'd actually want to run.
What's included at the corporate-housing tier.
Furnished extended stay needs more upfront work than long-term, then less ongoing work than short-term. We handle every part.
- Furniture & staging consultation. What to keep, what to source, what corporate tenants expect.
- Polished, clean, efficient listings. Professional photography coordination and listing copy that market the property in the best light.
- Multi-channel distribution. Listed across the corporate-housing channels that drive the right tenant profile (specific platforms confirmed during onboarding).
- Cleaning & turnover coordination. Vetted vendors, photographed inspections at every transition.
- Guest experience. Welcome packets, automated check-in, in-stay support — with our team, not third-party services.
- Maintenance handled in-house. No after-hours dispatch fees. No 25% markups.
- Monthly owner statements. Plain English, formatted for your CPA, with seasonal context built in.
Tenant screening and lease prep vary by booking channel and tenant profile — we'll walk you through the specifics on the discovery call.
One simple rate for mid-term stays.
Our fee comes out of each booking, on any platform. If the property sits vacant 30 days or more, a flat $200 minimum applies for each 30-day period unless we agree otherwise in writing. Pure nightly stays under 30 days are billed at 20%. Full terms live in your management agreement and Exhibit A.

Not every home should be furnished. The math depends on rate, location, and how well the home photographs as a furnished space. We'll tell you straight whether it's a fit.
Right Fit
- Homes near tech corridors, hospitals, universities
- Studios, one-bedrooms, and up — one-bedrooms perform especially well, and the right studio in the right location can do just as well
- Vacation homes used 1–2 months a year
- Owners moving abroad, traveling, or between properties
- Polished, clean, efficient finishes that show well in photos
- Pet-friendly properties — allowing pets is a real differentiator in this segment
- Calculated furnished rate at least 1.5x long-term rate
Probably Not
- Owners who don't want furniture in the home
- Locations with weak corporate-housing demand or thin safety profile
- Properties needing significant cosmetic upgrades
- Owners who want zero turnover and absolute consistency year-round (see Long-Term — corporate housing is somewhat seasonal)
The clients we hear from least.
An overseas couple sold their tech company and moved to Asia. They visit their Bay Area home once a year. The rest of the time, the rent shows up, the statement shows up, and we don't have to bother them. They sleep just fine, halfway around the world.
Furnished owners ask us most often.
How much more can I make furnished vs. long-term?
Typically 30-80% higher gross. The actual delta depends on location, property type, and the furnished comp set. We'll model it for your specific home before we recommend the switch — some homes are better off long-term, and we'll tell you straight.
Who actually rents corporate housing?
In Silicon Valley, mostly: relocating tech employees in their first 3-6 months at a new role, traveling medical professionals on contracts, academics on sabbatical, executives between homes during a build or remodel, and out-of-town families using the property as a second home. Average tenant tenure is 4-6 months.
Do I need to buy all new furniture?
Often no. We'll walk through the home and tell you what works, what to keep, and what to swap. Sometimes a few thousand in updates (a sofa, a bed, light fixtures, art) is enough. We've also helped owners furnish from scratch when needed — we have a list of preferred vendors with corporate-housing-grade durability.
What's the gap risk between tenants?
Real but manageable. Average vacancy between corporate tenants in our portfolio runs 1-3 weeks. Our weekly report shows you what's in the pipeline so you're never wondering.
What about Airbnb? Can you do nightly too?
Yes, but it's a different page. See our Vacation & Short-Term Rental service for true nightly rentals. We'll model both side-by-side if you're not sure which fits your home.
Tell us about your property. We'll model both rates.
