Premium Silicon Valley home
Long-Term Single Family

The kind of property we manage best.

Premium Silicon Valley single-family homes, leased to qualified residents on twelve-month terms or longer. This is our sweet spot — the same kind of property Laura owns herself.

Three Outcomes

What you actually get. Same three. Every time.

Long-term residential is the work we know best. The same operating system runs on every home.

01 · Quiet

One report a month.

Rent shows up. Statement shows up. Maintenance handled. When something needs your call, we come to you with the numbers already run and a clear recommendation.

02 · Yield

Less vacancy, lower repair costs.

Showings seven days a week. Weekly vacancy reports with inquiries, showings, and applications. In-house maintenance that handles repairs fast. Higher net at year end.

03 · Protected

Tenants screened the way we screen our own.

Five-step screening, annual property inspections, trust accounting, and the legal documentation in place if anything goes wrong.

Who This Is For

The owners we work best with.

We don't take every property. Long-term residential is where our system is sharpest, and where our existing owners have built the longest tenure. Here's how we know if it's a fit.

Right Fit

  • Premium single-family homes ($2M+ typical)
  • Owner wants hands-off management
  • Twelve-month or longer lease terms
  • Local owner, out-of-state, or living abroad
  • Property well-maintained or willing to invest in upkeep
  • Open to professional photography & marketing

Probably Not

  • Large multi-family with deferred maintenance
  • Owners who want to be heavily involved in day-to-day decisions
  • Class C properties below maintenance standards
  • Owners shopping purely on the lowest fee
  • If you only want short-term rentals, see our Vacation & Short-Term page

Common Questions

Long-term owners ask us most often.

How long does it usually take to lease a property?

For premium Silicon Valley single-family homes priced at market, our average is well under thirty days. Many lease in the first two weeks. The 45-Day Lease Promise is our floor: if we can't get a signed lease in that window, you can walk, fully released from the contract.

What if I have a tenant already in place?

We can take over an existing tenancy without a turnover. We honor the in-place lease, transition the tenant to our communications, and pick up rent collection from the next billing cycle. No re-screening, no disruption.

How do you screen tenants?

Five steps. Income verification (typically 3x rent in gross income). Employment verification. Previous-landlord verification, unless the applicant owned their home before and wasn't renting. A soft credit check. And a background check. Every application gets a real human review. We don't auto-approve based on credit score alone.

What does a typical month look like for me as the owner?

Honestly? Quiet. Your statement is processed by the 15th and direct deposit goes out the same day; bank timing decides when it lands. If something needs your decision — a repair over $2,500, a lease renewal, a tenant turnover — we email or call. Otherwise we handle everything else and you go about your life.

Can I see the property whenever I want?

Yes — with proper notice to the tenant per California law (24 hours typically). We coordinate. Most owners visit once a year or less. Many never need to.

What if the tenant trashes the place?

The security deposit covers the first layer of damage (California caps deposits at one month's rent). Beyond that, we document everything via photos, hold the tenant responsible legally, and pursue collections if needed. The annual inspections we run catch most issues before they become big ones — that's the system designed for exactly this.

Risk Reversal
45days

If we can't lease your home in forty-five days, we release you from the contract.

One flat management fee, year-round. No separate lease-up fee, no renewal fee, no close-out fee on Full Service. When a tenant gives standard notice, we have 45 days to place a new one. If we can't get a qualified tenant and a signed lease in that window, you can walk, fully released from the contract. No questions asked.
