More than property management. The investment side.
1031 exchanges, off-market deals, value-add projects, refinances. The strategic work Laura built her own portfolio on — available to clients who want to grow theirs.
If you've outgrown just having a manager.
Most of our long-term clients started as one-property owners. Many become two-, three-, five-property owners. The work that gets them there is asset management — not just rent collection.
Off-market and on-market sourcing.
Laura's network surfaces deals before they hit the MLS — and her broker's license lets her represent you on either side of a transaction. Most of our clients have bought through us at least once.
Tax-deferred reinvestment, done right.
1031 exchanges are time-pressured and easy to mess up. We coordinate the qualified intermediary, the identification window, and the replacement property — with rental analysis baked in.
The puzzle work Laura loves.
Renovations, ADU additions, refinances that pull capital for the next acquisition. The work that turns a $5K/month rental into a $7K/month rental, with the math worked out before the contractors start.
What we actually do on the investment side.
This isn't a separate service so much as a deeper engagement on top of property management. Most of our asset-management clients are also long-term-management clients. Pricing varies by scope.
- Acquisition strategy. Where to buy, what to buy, how the cash flow plus appreciation math should work.
- Off-market deal sourcing. Through Laura's network of investors, brokers, and Silicon Valley owners thinking about selling.
- On-market representation. Buyer's agent services for our property-management clients (sale-side handled by the referring agent under our anti-poaching commitment).
- 1031 exchange coordination. Qualified intermediary referrals, identification window strategy, replacement property due diligence.
- Refinance strategy. When to pull capital, how much, and what it costs net of the rate impact.
- Value-add project management. Renovations, ADU additions, kitchen and bath updates, with rental-rate uplift modeled before the work starts.
- Portfolio reviews. Annual or quarterly reviews on your full portfolio — not just per-property reports.
- Tax-strategy coordination. We work with your CPA, not around them. Cost segregation, depreciation schedules, passive activity rules.
- Disposition strategy. When (and whether) to sell. We'll send you back to your referring agent for the actual sale.
Owners who think like investors.
Asset management is for owners with a longer-term portfolio thesis. If you have one home and you just want it managed well, our Long-Term Single Family service is enough. Asset management adds value once you're thinking in plurals.
Right Fit
- Multi-property owners or aspiring multi-property owners
- 1031-exchange situations on a deadline
- Owners considering a value-add or ADU addition
- Inherited property with capital-allocation decisions to make
- Tech-exit clients moving wealth into real estate
- Owners who view their portfolio as part of a financial plan
Probably Not
- Single-property owners with no acquisition plans
- Day-trader speculation flips
- Owners who want to make decisions without input
- Out-of-area properties (we work mostly Silicon Valley to Santa Cruz)
One property. Then more. Then a portfolio.
Maneesh and Nupur came in through Airbnb co-hosting. They wanted to short-term their ADU but the city said no. We pitched long-term, leased it fast, and they kept buying. Now they own multiple properties across Campbell and Morgan Hill, with another on the way. Same team, same systems, every door.
Asset management. Engagement-based.
Asset management isn't a flat-fee service like property management. We quote per engagement — acquisition retainer, 1031 advisory hourly, value-add project management as a percentage of project budget. We'll structure pricing in the first call.
Discuss an EngagementInvestor-clients ask us most often.
Do I have to use you for property management to use you for asset management?
Not always — but it's the natural fit. Most of our asset-management clients are also our property-management clients, and the data we have from running the property informs the strategic work. If you don't want full management, we can still help on a project basis (e.g., a 1031, a value-add).
What about my existing realtor relationship?
We respect it. Our anti-poaching commitment on every property-management contract means we don't list your property for sale — ever. If your relationship is with a buyer's agent who brought you to us, the same goes for the buy side. We're additive, not competitive.
How does Laura source off-market deals?
Through 12+ years of relationships in Silicon Valley real estate — investors, brokers, attorneys, and owners directly. Many deals that close through us never hit MLS. We can't promise specific inventory, but we can promise a wider funnel than what's publicly listed.
What's the typical 1031 timeline?
From close of original property: 45 days to identify replacement candidates, 180 days total to close on the replacement. Our role is making sure the identification list is realistic, the replacement candidates are due-diligence-ready, and the close happens on time. We've done dozens.
Will value-add projects pay back?
We model the math before recommending. ADU additions in most Bay Area markets pay back in 4-7 years. Kitchen renovations on dated rentals pay back in 2-4. Some projects don't pay back at all on rental rate but make sense for property value — we'll tell you which is which before you write the contractor check.
Have a portfolio question? Or a 1031 on a clock?
Twenty minutes with Laura. We'll talk through what you're working on, what's possible, and whether we can help. No proposal until we both know it makes sense.
