Run by an Airbnb Superhost. And a Community Leader.
True nightly rental management for properties that work as vacation homes — or where the owner specifically wants the higher-rate, higher-turnover model. Laura's been doing this since 2014 and is one of two Airbnb Community Leaders for Silicon Valley.
Vacation rental run the way you'd run it — if you had time.
Most owners self-manage their first short-term rental, then realize how much night-and-weekend work it actually takes. That's where we come in.
Listed across every channel that matters.
Airbnb, Vrbo, Booking.com, plus direct-booking on our own infrastructure. Calendar synced. Listing optimized across every channel.
Vetted bookings, automated comms.
We screen guests, verify IDs, manage check-in and check-out, and handle every guest message. Owners never speak to a guest directly.
Inspections after every stay.
Photographed turnovers, damage logs, and a hard line on guest behavior. We protect the property the way we protect Laura's own.
What's included at the vacation tier.
Short-term rental needs more day-to-day operations than long-term. Every part is run by our team in Campbell — not by a third-party guest-services company.
- Listing setup & cross-channel sync. Airbnb, Vrbo, Booking.com, plus our direct booking platform.
- Professional photography coordination. Listings shot to market the property in the best light.
- Automated guest messaging. Pre-arrival, in-stay, and post-stay communications, with human escalation when needed.
- Guest screening & ID verification. Guest screening and ID. House rules enforced.
- Self check-in. No front desk, no meeting guests at the property. Guests check in on their own schedule, not ours.
- Cleaning & turnover. Vetted vendors, photographed inspections every turnover.
- In-stay maintenance. Same in-house team that runs our long-term portfolio. No after-hours dispatch fees.
- Post-stay damage assessment. Documented, billed to the guest if applicable.
- Tax remittance. TOT, OT, lodging tax filed with the city/county where required.
Quality first. Then location.
Pure short-term rental works in a narrow set of property profiles. The biggest filter isn't where the home is — it's the condition. Honestly, for most Silicon Valley properties, furnished extended stay is a better fit. Here's when nightly rentals make sense.
Right Fit
- Properties that were primary residences, recently updated, or brand new
- Vacation properties in tourist destinations (Santa Cruz, Maui, Kauai)
- City properties in Silicon Valley where short-term rental is explicitly permitted
- Homes near event venues with seasonal demand spikes
- Properties with unique features that command premium nightly rates
- Owners willing to manage seasonality (full one quarter, slow another)
Probably Not
- Homes needing significant cosmetic or systems upgrades
- Standard residential homes in cities prohibiting STR
- Properties where furnished extended stay would earn more
- Owners who don't want any guest cycles
- Properties in HOAs prohibiting STR
- Owner-occupied homes (regulations vary by city)
Vacation owners ask us most often.
Should I do nightly Airbnb or furnished extended stay?
Most Silicon Valley properties earn more on furnished extended stay than nightly. Less guest churn, premium monthly rate, more predictable income. We'll model both for your specific home before you decide. See Furnished Extended Stay.
What's your average occupancy?
Varies a lot by location and season. In tourist destinations, our properties run 70-85% occupied year-round. In Silicon Valley non-tourist locations, occupancy is lower but per-night rates are higher — usually netting closer to long-term economics. We'll project specific numbers for your property in the proposal.
Can I block dates for my own use?
Yes — through our owner portal, anytime. Most owners block a couple of weeks a year. We just ask for as much notice as possible so we can manage the calendar without bumping confirmed guests.
What about damage?
Every booking includes a security deposit (or Airbnb's AirCover protection). Every turnover is photographed. If a guest causes damage, we document it, charge the guest, and pursue collections. Our team is also Airbnb Superhost-rated, which significantly reduces problem-guest risk.
Is my city OK with short-term rental?
Depends on the city. Most Silicon Valley municipalities have strict STR rules — minimum stays, owner-occupancy requirements, permit requirements, or outright bans. We track current rules per city and tell you exactly what's allowed for your property before you commit.
Charged per booking. No matter the platform.
Our management fee comes out of each booking, whether it comes through Airbnb, Vrbo, Booking.com, or a direct reservation.
If a property sits vacant for 30 days or more, a flat $200 minimum applies for each 30-day period, unless we agree otherwise in writing. Full terms live in your management agreement and Exhibit A.
Tell us about your property. We'll model both rates.
Twenty minutes with Laura, no pressure. We'll send a custom proposal showing nightly STR vs. furnished extended stay vs. long-term, so you can pick what fits.
