Properties within walking distance of SCU. Academic-Year Leases plus Summer Corporate Housing.
Walking distance, short-bike radius, or close transit access to Santa Clara University. The most reliable student-rental market in Silicon Valley — and Laura is an Executive MBA, Santa Clara University alumni, which means we know the campus.
The university creates the demand. We close the loop.
Santa Clara University has stable enrollment, plenty of off-campus demand, and a corporate-relocation market that picks up the property in the summer. The combination is rare.
Two academic-year cycles per lease.
Most SCU student tenants stay multiple years — often roommates rotate while one stays anchor. Lower turnover than typical student housing.
Tech relocations need housing in June.
SCU's location means tech-relocation demand is strong in summer. Our furnished extended-stay system fills the academic-break vacancy with corporate tenants.

The EMBA cohort connection produces tenant referrals, parent referrals, and faculty-housing referrals we wouldn't get otherwise.
What's different about the SCU market.
The general Student Housing service applies. These are the SCU-specific operational details on top.
- Walking and biking radius matters. Properties within ~1.5 miles of campus rent fastest. Beyond that, demand falls off sharply.
- Academic year aligned to SCU calendar. Lease typically runs September through May, with summer turnover or summer STR conversion.
- Co-signers are typically tech parents. Strong credit profiles, fast documentation, low rate of co-signer disputes.
- Summer demand pivots to tech relocation. June-August: corporate-housing tenants, often through Furnished Finder or our direct channels.
- Faculty & visiting researcher housing. An additional summer market — often through SCU's housing office referrals.
- Roommate-friendly leases. Joint and several liability, individual rent shares, full house-rule documentation.
- City of Santa Clara compliance. Local rental ordinance, occupancy limits, business-license requirements all handled.
Within the right radius, this market just works.
The SCU student-housing market only works in a tight geographic radius. Beyond that, your property is better off as a regular long-term rental.
Right Fit
- Within ~1.5 miles of campus
- 3+ bedrooms (most groups are 3-4 students)
- Single-family or duplex (apartments work, but with HOA approval)
- Property suited for furnished summer turnover
- Owners willing to do shorter academic-year leases
Probably Not
- Beyond walking/biking radius from campus
- Studios or 1-beds
- Properties in poor repair
- Owners expecting executive-grade tenancy
SCU student housing. Same flat fee.
Student housing runs at 10%, calculated against gross monthly rent. When we convert the property to corporate housing for the summer, that stretch shifts to our short-term-rental pricing of 20%, and the summer typically adds 25% to 35% on top of your academic-year rent.
